What is a subdivision?

Subdivision usually means dividing one parcel of land into two or more smaller parcels, so that separate Certificates of Title can be registered by the Land Titles Office.  To subdivide, you must apply to the Planning, Building, and Development Services Department.

 When do I need subdivision approval?

  • When creating lots for new developments.
  • When creating separate land titles for each unit of a duplex or row housing.
  • When creating separate land titles for each dwelling on a single property.

 Subdivision Application Requirements

  • Two copies of the completed application form
  • The required application fee
  • One copy of the certificate of title for the land proposed by the subdivision and a copy of each instrument registered against the Certificate of Title that affects the use of land and buildings including but not limited to caveats, utility right of way or right of way agreements, restrictive covenants and easements.   All titles and documents must be issued by the Southern Alberta Land Titles Office within the last 30 days.
  • Consent form signed by the owner of the property or agent acting on the owner’s behalf

In the case of a subdivision with not more than 2 lots, and no public roadways or reserve lots, two (2) copies of a sketch plan consisting of the following are required:

  •  the location, dimensions and boundaries of the land to be subdivided;
  • the location, dimensions and boundaries of each new lot to be created;
  • the location and dimensions of buildings on the land that is the subject of the application and specifying those buildings that are proposed to be demolished or moved, if any, and
  • the use proposed for the land that is the subject of the application.

 In the case of a subdivision application involving a plan of subdivision, two (2) copies of the proposed plan of subdivision, drawn by a Land Surveyor to scale of not less than 1:2000, consisting of the following are required:

  •  the location, dimensions and boundaries of the land to be subdivided;
  • the land which the applicant wishes to register in the Land Titles Office;
  • the location, dimensions and boundaries of
  • each new lot to be created,
  • the reserve land, if any,
  • all rights-of-way and easements;
  • the location and dimensions of buildings on the land that is the subject of the application and specifying those buildings that are proposed to be demolished or moved, if any;
  • the location of any existing or proposed railway lines or spur tracks;
  • the use or uses proposed for the land that is the subject of the application.

Condominium Conversion

Converting a building to a condominium allows the owner to sell each dwelling unit in a residential building, or each bay in a commercial / industrial building to a separate owner.
